Sluishuis: Amsterdam’s Apartments Building That Floats On Water
Sluishuis is a 10-floor residential building in Amsterdam. What makes this building stand apart from others is that it appears to float over the water, thanks to its futuristic design. Offering residents panoramic views of the city and canals, this building has green terraces, solar panels, and smart, eco-friendly features. The place blends innovation, style, and sustainability to give a whole new meaning to urban waterfront living.
‘Sluishuis’ in Dutch means ‘sluice house’ and is located in IJburg, which is a neighbourhood on artificial islands in Amsterdam. The building officially opened to the public in 2022 and was designed by Bjarke Ingels Group, in collaboration with Rotterdam-based Barcode Architects.
This 52-meter-tall residential building is renowned for its innovative design and sustainable features. It houses 442 apartments–ranging from 40 to 180 square metres. Not just residential units, it also houses commercial spaces and communal areas. The structure’s roof features solar panels and thermal collectors, providing energy for lighting and HVAC systems.

Sluishuis in Amsterdam resembles a ship’s bow. One of its ends is projected over the water, creating a striking visual impact and giving it a ‘floating’ look. Another interesting thing about this place is that its façade is clad in reflective aluminium panels. This not only makes it look futuristic but also helps in energy efficiency. The building has shared spaces like green terraces and a publicly accessible rooftop walkway, where one can enjoy panoramic views of the city.
