Dubai Approves AED500 Million Master Plan To Transform Umm Suqeim Beach
This revamp is going to be a full-scale transformation designed to turn the beach into a landmark public beach.
According to a report by Gulf Today, the project is one of Dubai Municipality’s flagship initiatives under a broader plan to redevelop public beaches across the emirate. The end goal is to strengthen Dubai’s position as a world-class tourism destination.
A Beach Designed For People, Not Just As A Photo Backdrop
The redevelopment stretches across 3.1 kilometres and covers nearly 445,000 square metres. Once complete, the beach area and usable public spaces will increase by 30 per cent. So, your next visit would be more relaxing with more space to walk, swim, and linger longer.
To support evening activity and night swimming, smart lighting will illuminate 130,000 square metres of beachfront, making Umm Suqeim a safer and more active destination after sunset.
Built Around Dubai’s Long-Term Urban Vision
The project aligns closely with the Dubai Quality of Life Strategy 2033 and the Dubai 2040 Urban Master Plan. Both frameworks prioritise healthier lifestyles, better public spaces, and smarter use of waterfront land.
Ready For Six Million Visitors A Year
Once redeveloped, Umm Suqeim Beach aims to welcome up to six million visitors annually.
Parking capacity will increase by 200 per cent, rising to around 2,400 spaces. Roads and access points from Jumeirah Street will be improved, and visitors will notice reduced traffic and congestion.
New Landmarks And Easier Movement
The project introduces six main gateways, each designed to reflect local identity. Visitors will also find 10 mobility hubs, 11 taxi pick-up and drop-off points, and integrated paths for bicycles and electric scooters.
One of the most striking additions is a 38-metre observation tower, inspired by Dubai’s maritime heritage. It will act as a new vantage point overlooking the coast.

Sustainability At The Core Of The Design
Engineers plan to build a two-kilometre retaining wall and elevate beach levels to address rising sea levels. An AI-powered smart facilities management system will also be deployed to improve operational efficiency and reduce resource waste.
The Umm Suqeim Beach master plan reflects a broader ambition, and Dubai is preparing to strengthen its position in global tourism.
