Dubai Healthcare City (DHCC) has broken ground on Dubai Creek Gardens, a AED3 billion (roughly $816 million) waterfront community that will bring more than 1,400 homes to DHCC Phase 2, alongside a first for the UAE’s branded residences scene.

A Low-Density Community By The Creek

Spanning over 127,000 square metres overlooking Dubai Creek, Dubai Creek Gardens is being developed by Global Partners Limited in partnership with Mirage Leisure and Development, OCTA Properties and Marriott International. Unlike Dubai’s typically high-density developments, this one is designed around green space, a full 70% of the site is dedicated to landscaped gardens, parks, sports facilities and wellness-focused outdoor areas.

The masterplan combines residential apartments with retail and dining outlets, positioned to add to DHCC’s growing healthcare, wellness and lifestyle offering. The groundbreaking ceremony brought together the Dubai Healthcare City Authority, Global Partners, Mirage Leisure and Development, OCTA Properties, BAUER Spezialtiefbau GmbH and Marriott International.

UAE’s First Westin And Renaissance Homes

The headline feature is branded residences: Dubai Creek Gardens will house the UAE’s first-ever Westin Residences and Renaissance Residences, both developed through a partnership with Marriott International. Westin Residences leans into a wellness-first concept, while Renaissance Residences is built around cultural discovery and a more energetic, character-led lifestyle, marking the first time either Marriott brand has touched UAE residential real estate.

The project follows Global Partners raising more than $300 million for its second property fund to finance the development, secured through an off-market acquisition. It builds on the firm’s earlier work on Eden House The Canal and Eden House The Park, which together represent over AED4 billion in gross development value and more than 500 homes along the Dubai Water Canal.
