Riyadh’s skyline keeps changing almost every few months now. New towers, new business hubs, new hotels. But this upcoming luxury hotel opening inside King Abdullah Financial District (KAFD) feels slightly different because it won’t just be another luxury property run by an international chain.
Saudi Arabia’s First KAFD-Managed Luxury Hotel To Open In Riyadh By 2026
A new hotel called Atheel is expected to open in Riyadh’s King Abdullah Financial District, better known as KAFD, by the end of 2026. The project is being developed by KAFD Development and Management Company and operated by Adeera Hospitality, both backed by Saudi Arabia’s Public Investment Fund.
For many people watching Saudi Arabia’s tourism push, the opening feels symbolic too. It’ll become the first hotel inside KAFD to be managed by a Saudi hospitality company instead of a global brand.
Built For Business Travellers And More
The hotel will have 214 rooms and is mainly being designed for executives, corporate travellers and visitors staying in Riyadh’s financial district. But it’s also expected to attract lifestyle travellers looking for luxury stays in the middle of the capital.
The property sits close to the KAFD Metro Station and connects directly to the district’s skywalk network, which has slowly become one of the more recognisable features of the area. Especially during Riyadh summers when walking outdoors isn’t exactly ideal.
The building itself has been designed by British architecture firm Foster + Partners. And honestly, the design sounds ambitious.
The Hotel Will Have A Massive Central Atrium
One of the standout features is a huge sculptural atrium running through the centre of the hotel. Developers say it’ll become the tallest internal hotel structure of its kind in Riyadh.
The hotel has also been designed with cooling efficiency in mind, something that matters quite a lot in desert climates. Officials say the property is aiming for both LEED and Green Globe sustainability certifications.

Rooftop Views, Saudi Dining & Event Spaces
Inside, Atheel will include restaurants, suites, wellness facilities, meeting rooms and large event areas for conferences and weddings.
A Saudi restaurant called Lafāna and a French dining venue, Riya Maison are both part of the plan. There’ll also be a rooftop spot named Cloud 14 overlooking Riyadh’s skyline.
Saudi Arabia has been investing heavily in hotels, tourism projects and entertainment developments under Vision 2030 as it works towards attracting 150 million visitors a year by the end of the decade.
