Owning a home inside Abu Dhabi’s famous Emirates Palace Mandarin Oriental is about to become a real thing. Just 35 homes are planned, making it exclusive for interested buyers. But still, it’s the first time private residences are being introduced inside the grounds of the landmark property, and that alone is getting attention across the UAE real estate market.
Emirates Palace Is Getting Private Mansions And Yes, People Can Own A Home
The project is called Emirates Palace, Mandarin Oriental Mansions, Abu Dhabi, and Emirates Palace Company. LEAD Development and Mandarin Oriental Hotel Group are developing it. The homes are expected to be ready by 2029.
People Are Basically Buying Into The Emirates Palace Lifestyle
The residences will sit along Abu Dhabi’s waterfront, close to Qasr Al Watan and the Founder’s Memorial. The design is said to take cues from Abu Dhabi’s coastal surroundings, so expect lots of open spaces, gardens, courtyards and calm-looking interiors.
The bigger selling point is the lifestyle side.
Residents will get wellness areas and services managed by Mandarin Oriental. So this is less “apartment building” and more private resort living. For many wealthy buyers now, that’s exactly the appeal. They want hotel-level service without actually staying in a hotel.
Also, privacy matters more than ever in the luxury market. That’s one reason branded residences are suddenly everywhere.
Abu Dhabi’s Luxury Property Market Keeps Getting Bigger
According to people involved in the project, this launch reflects growing confidence in Abu Dhabi’s property sector. Humaid Matar AlDhaheri from Emirates Palace Company said the development shows how the capital is continuing to push itself as a place focused on quality living and high-end urban projects.
That said, Abu Dhabi has already been moving in this direction for a while.
Projects tied to luxury hospitality brands have quietly increased across the city. Developments like Mandarin Oriental Residences and St Regis Residences have helped build demand for homes connected to global hotel names.
Buyers are not only paying for the property itself anymore. A lot of them are buying status, service and exclusivity too.

Only 35 Homes, Which Makes The Project Even More Exclusive
Developers know ultra-rich buyers usually prefer limited inventory. Fewer neighbours, more privacy and better services. And, of course, the bragging rights of saying your home sits inside the grounds of Emirates Palace.
The project also marks a new chapter for the iconic Abu Dhabi property, which has long been associated with luxury stays, royal visits and major events.
