Dubai is set to welcome five new community malls during the remainder of 2026, adding retail and lifestyle options across Nad Al Sheba, Jumeirah, The Villa, Liwan and Sobha Hartland. Unlike Dubai’s mega-malls, these developments are being built around nearby residential communities. Grocery stores, restaurants, cafés, healthcare, fitness and family entertainment make up much of the planned tenant mix.

5 New Community Malls Opening Across Dubai In 2026

1. The Grand At Nad Al Sheba Gardens

The first of the five is The Grand at Nad Al Sheba Gardens, which begins its phased opening on August 19, 2026. Shamal Holding is developing the community mall, with Waitrose anchoring the first phase through its first supermarket in Nad Al Sheba.

The initial line-up also includes MMI, Heart Cottage Lane, Maple Bear Nursery, Al Jaber Optical and Fixperts.

September will bring a bigger food and beverage offering, with Tasha’s, Somewhere, Home Bakery, Kokoro, Blu Pizzeria, Bake My Day and Daima scheduled to open.

Staywell Pharmacy and Tips & Toes is all set to bring healthcare and personal care services to the mall.  Meanwhile, Fitcode and American Hospital will join in early 2027.

2. First Avenue Mall Jumeirah

First Avenue Mall Jumeirah set for a September 2026 opening near Jumeirah Fishing Harbour.

The development sits along Jumeirah Road, giving it access to residents as well as visitors travelling through the coastal corridor.

Food and beverage will make up a significant part of its tenant mix. Confirmed names include Jon & Vinny’s, Nala and Lost in Tokyo, while Tora Tora is also expected to bring its Japanese ramen concept to the mall later this year.

With its location in one of Dubai’s established residential districts, the mall is geared towards neighbourhood dining and retail.

3. Le Meryeme Mall The Villa

Residents of The Villa will also get a new community retail destination, with Le Meryeme Mall The Villa scheduled to open in late 2026.

Located in Wadi Al Safa 5, the mall will add around 124,000 sq ft of community retail space.

The development will combine shops and restaurants with cafés, fitness facilities, family entertainment and healthcare services. The mall will also feature a rooftop swimming pool. Mumuso, MyPT, NovaSkin, Medicina Pharmacy, Tips & Toes, Dastaan and Carnival have confirmed their presence.

4. Le Meryeme Mall Liwan

KeyMavens Group is also behind Le Meryeme Mall in Liwan, located in Wadi Al Safa 2.

Its planned mix includes restaurants, cafés, healthcare facilities, sports services, children’s areas and everyday retail.

The development will also have landscaped outdoor spaces and an events plaza, while its architecture takes inspiration from Spanish design.

The mall is expected to serve residents of Liwan as well as nearby Dubai Silicon Oasis.

5. Sobha Mall At Sobha Hartland

The final addition is Sobha Mall, which Sobha Realty plans to open within Sobha Hartland during 2026. We have yet to hear a specific opening date.  

The project will cover around 339,000 sq ft of built-up area, with approximately 115,000 sq ft of leasable space.

Plans include 35 retail and food and beverage units, alongside a supermarket, gym, play courts and family entertainment facilities. More than 10 dining concepts are also planned.

Sobha Realty is investing approximately AED 210 million in the development, which is intended to give Hartland residents convenient access to grocery shopping, restaurants, fitness, leisure and everyday services.

Dubai’s New Malls Are Getting More Neighbourhood-Focused

The five projects point to a noticeable direction in Dubai’s retail expansion.

Rather than focusing solely on huge destination shopping centres, developers are adding community-scale malls closer to where people live.
