ZHA’s visionary proposals extend beyond mere infrastructure to offer a holistic living experience. The new neighbourhood will boast a marina, inviting beaches, state-of-the-art sports facilities, and a scenic canal walkway, providing residents with a diverse array of recreational opportunities right at their doorstep. With a population capacity of 64,500, the Al Khuwair district is poised to become a bustling hub of activity and innovation.

A Sustainable Future

Partnering with consultants Buro Happold and real-estate specialist CBRE, ZHA has placed sustainability at the forefront of its design ethos. The proposals include the retrofit of existing buildings for the ministry campus, implementation of on-site renewables, and interventions to promote low-energy and water usage. Emphasizing public transport and walkability, the development embodies a commitment to environmental stewardship and responsible urban planning.

As Oman embarks on a trajectory of rapid urban development, ZHA’s proposals stand as a testament to the nation’s vision for the future. With a pipeline of planned urban projects totalling $33 billion (£25.7 billion) over the next two decades, the country is poised for unprecedented growth and transformation. The SOM-master-planned extension to the capital, named after Sultan Haitham bin Tariq, exemplifies this ambition, with plans to accommodate thousands of residents in a meticulously planned urban environment.

In the words of ZHA associate director Paolo Zilli, the development is designed to bridge local and international communities while embracing a sustainable vision for the future. With its innovative design, strategic partnerships, and commitment to environmental responsibility, ZHA’s proposals promise to shape the future of Muscat and set a new standard for urban living in Oman.
