Samruddhi Expressway To Get Hotels & Townships
According to reports by Hindustan Times, the corporation is considering projects such as hotels, theme parks and other commercial facilities. It plans to use Geographic Information System (GIS) mapping to identify appropriate development opportunities along the east-west expressway corridor. The proposed development is aimed at creating jobs, attracting private investment and generating additional revenue for MSRDC, which could then be used to fund other infrastructure projects.
The interchanges are located roughly 30 to 40 km apart and provide access to several towns and cities along the expressway. MSRDC plans to appoint urban planners and other experts to study the areas around these interchanges, assess local demand and recommend projects that can remain commercially viable while providing investors with reasonable returns. An official familiar with the plans told the portal that urban planners and other experts will study the areas and suggest projects ranging from townships and hotels to theme parks, shopping complexes and agro-processing centres, among others.

MSRDC Has Been Designated As The Special Planning Authority
The projects under consideration cover a wide range of sectors. These include public housing, multiplexes, fuel stations, hostels, daily markets, resorts, wholesale markets, manufacturing units, service industries, IT parks, industrial estates, Special Economic Zones, warehouses, educational institutions, healthcare facilities, government establishments, stadiums, telecommunication stations and transport hubs. MSRDC has been designated as the Special Planning Authority (SPA) for the Samruddhi corridor. Its planning jurisdiction covers nearly 1,800 sq km across 292 villages spread over 10 districts between Mumbai and Nagpur.
However, the corporation is approaching the proposal with lessons from an earlier attempt to monetise land around the expressway. That initiative failed to attract private players after prospective bidders reportedly found MSRDC’s reserve prices too high. MSRDC is now seeking proposals from industry experts before finalising the development model. The aim is to strike a balance between generating revenue and creating useful amenities along the east-west corridor.

Details of the proposed development framework and the data that will be shared with prospective planners are yet to be finalised. MSRDC officials have also cited delays in obtaining necessary clearances. Inaugurated on December 11, 2022, the Samruddhi Expressway has been positioned as a major connectivity corridor that could help Maharashtra’s hinterland access national and global markets. MSRDC now hopes to use the expressway as a catalyst for integrated development across urban infrastructure, industry, logistics, tourism and agriculture, according to an official.
